The scenario
Months after a contractor completes an installation, a fire damages the customer’s building. Investigators focus on the area where the contractor worked, and the customer alleges defective installation.
Coverage questions
The work description, policy period, completed-operations coverage, exclusions, subcontractor involvement and evidence preservation may all matter. The contractor’s agreement and any additional insured requirements can affect other parties’ expectations without changing the policy itself.
The operational lesson
Keep contracts, change orders, photographs, inspection records and subcontractor documentation. Disclose every operation accurately and review completed-work exclusions before accepting the policy.
