Inspection classes vary
Home inspectors, commercial property inspectors, pest and termite inspectors, WDI/WDO report providers, energy auditors, field inspectors and other testing or observation services do not necessarily fit the same policy. Licensing, scope, report form and whether destructive testing is performed affect underwriting.
Potential allegations
- Failure to identify visible evidence of water intrusion, structural distress or infestation
- An inaccurate report affected a purchase, sale, loan or treatment decision
- The inspector exceeded or failed to meet the contracted scope
- A limitation, exclusion or recommendation was not clearly communicated
Risk-control information
Use written agreements defining the scope and limitations, consistent checklists, photographs, report retention and referral procedures. Provide sample contracts and reports with the application.
Pest and termite inspections
